Why Lillys Estates ?

Renting can be a minefield of poor property choices and hidden extra costs resulting in overall frustration. However, at Lillys Estates you'll deal with people who know property rental inside out and will do their utmost to make your search successful.

We will take you to view properties and if your working day is too frantic to take time off we can group appointments around your lunchtime. Still tricky? We are happy to arrange evening viewings as well as Saturdays and Sundays as appropriate.

Tenant Fees and Charges

Application for tenancy single person £125.00 + vat for joint tenancy £200.00 + vat.
We will also require a reservation fee of £250.00 (non returnable if a tenancy is not taken) Prior to any referencing checks being undertaken, this will be deducted from your initial 1st Months rent.

We will require a completed tenancy application form, and copies of the required identification documents before any applications can be submitted.

A deposit of one and a half months rent will be required and one full months rental in advance. A check-in fee of £90.00 + vat and at  the end of your tenancy a £90.00 + vat checking out fee will apply to cover cost of inventory inspection, and administration. 

To comply with the Tenancy Deposit Scheme the deposit will be bonded by one of the Government backed schemes. As required by law you will have notification what scheme has been used within 14 days.

All payments must be made in cleared funds before tenancy commences, please allow 10 working days for personal cheques. 5 days for BACS transfers.
Payments made by cash will incur a handling fee.

Under our tenancy agreement tenants are liable for any damage they cause to the property and its contents. We strongly recommend that insurance cover is undertaken to protect the property and your personal effects.

All our client deposits are full protected with DPS, and My Deposits we are members of The UKALA and NLA.

ALL CLIENT MONEY'S ARE ALSO PROTECTED IN UKALA SCHEME
